Find the hard to find properties. The harder the better. How many other people do you know of this will knock on doors until they find some one who know a guy who's may knows the phone number of the guy who's owns that vacant house on the corner.

some one told me they put each house they buy into an LLC so that when fixing it up they are only liable for that house. So if a roofer falls and gets hurt the companys assets are just that house. That's all they can loose. I don't think its a motivated seller.

I asked this on Facebook and Jason Chester said this, "I've had luck finding the principal address for LLC's on the Georgia secretary of state corporation search...but no responses from them, but I did not get a returned letter so they definitely got it."

There's usually a set plan that you can tell how did you get started what are you doing what are your plans for the future how do you deal with this. I want to rag on other podcasts but some of them sound really like fuzzy like they're on the phone but even from episode one the bigger pockets podcast is always been great quality.
