Has anyone been able to recently purchase a property with 25% down that cash flows? If so, what area was it in. I know that TX, FL and TN are the best markets currently and I'm leaning towards TN. I just keep having the same problem. I'm ready to buy, but nothing on paper will cash flow. Any help or suggestions would be appreciated. Also if there's any agents in TN that are investor friendly and could help with doing a BRRRR property please let me know.

Has anyone taken the Master Class?  I'm having a tough time justifying the 5k for the class.  Seems just a little bit pricey for only 90 days access.  Then you have to sign up to be in the mentee program for God knows how much more so you can have access for 1 year.  I figure for my 5k, I should have lifetime access.   

Also, seems gimmicky that you have to fill out an application before they will even accept you (which I'm sure everyone gets accepted.)  I filled out the application and wasn't told if I was accepted, I just got an email of them trying to get me to sign up for the mentee program.  Anyone have experience with this?   Has anyone taken other Master classes??  Weighing my options and really want to believe it will work, of course I'd be busting my *** to make it work.  Thoughts??

I've spent the last year educating myself and now am ready to get in the game.  Are there any investors in the western burbs that would like to talk, partner, or discuss strategies.  I keep running into the same problem.  Can't make the numbers work and if they do, the down payment needs to be 25% for n/o/o. That would entirely tie up all investable capital.  

I like the area of the western burbs and would like the first rental to be nearby.  Anybody able to help?
