Thanks everyone for the great advice! I actually have a partner who is very experienced in negotiating with banks on short sales for Investors so that is a plus. I will definitaly heed the advice of working with an experienced Investor to learn the ropes.

I am literally just starting out in Real Estate Investment. I was putting my marketing strategy together when I happened to come across an opportunity for a Short Sale investment through a referral, this would be my first deal EVER! Now I obviously want to be confident and show my confidence to the seller but I am uncertain on my Exit strategy.
Scenario: First loan $199k 2nd Loan $90k with a value estimated at $235k.
I am confident in my negotiation strategy with the bank but what you suggest for a strong exit strategy?
