We just bought a new build from the builder and we want to put in a in ground fiberglass pool, the bids are around $50k to $60k, this subdivision has new homes and older homes, subdivision sold their clubhouse, 500 sq ft and pool, 20x40, to a investor, now he wants to sell it. My question is, do i spend $50k on the basic pool in back yard or buy club house with everything for $50k, its only about 1 block away from our house. Would the club house be a good investment, pro's and con's?

Our LLC owns a commercial property with a great tenant, we own it free and clear, after all expenses are paid we net about 12k a year. We've been very cautious lately, don't want to jeopardize the property, but by pulling out some cash we can build up our real estate portfolio .

Any suggestions or comments , please and thank you.

the other question about building a 4 plex, borrowing the 240k to build it @ 4% 30 yrs about $1600 piti, if my figures are right, making about $200 a door, is this a good investment?

Your right, i would rather live around 2 or 4 neighbors than 100 and even the possibility if them living above me.

I can build one for about $100 sq ft, since we own the property, i don't think the bank would need any more money from us.

i just purchased a lot that i would like to put a duplex or 4plex on, so i can have some income for when i retire. In the area are large multifamily properties, with pools and clubhouse, etc. A 600 sq ft 1 bedroom is going for $700 per month, my 4plex would be the same, why would someone want to live in my 4plex, when they can get more at the other place, can i compete with them? Is this a good idea?
