Jeffrey Duck Why would you even consider breaking your own policy? To answer your question, I would never rent to someone who previously had an eviction. There's no reason to. My properties are very well maintained and there's a sea of good renters that have no prior evictions to choose from. Past performance is always an indication of future performance. Good luck!

Brent Kostner I would be worried that someone would break into the box and steal the checks and/or money orders. Then what? Who is responsible?

Justin Foley Are you a cash buyer? If so, don't you already have POF? And if so, what is the concern with sharing that POF letter with the wholesaler?

Mike Lee You definitely need to find out what the hesitation is with showing the inside. Is this an auction house? Tenant occupied? Your agent needs to find out why the inside is inaccessible. Don't let some of the crappy comments in this chain discourage you. Not sure why some are assuming you aren't serious, that you aren't approved for a loan or that you should be able to figure out a repair budget for a house you can't even see pictures of. If this is a standard MLS property, without tenants in place, than what are you describing is NOT normal. You are asking all the right questions! Good luck!

Zach Chavez Aren't divorce records public? Why not just find a way to identify pending divorces (via public records) and market to them directly? Good luck!
Arthur Edmund As others have said - just use a title company. You don't have to learn a 4th job - you just let the title company do their job.

Hey Sean - thanks for the info. 

According to the Atty, the only appraisal is the one that was done by the Son prior to him sticking a FSBO sign in the front yard. She wasn't even aware that the appraisal was done. I'm not even sure when the appraisal was done. I found the guy via a DM campaign.

Her last note to me was that she just realized the death was > 5 years ago so valuation doesn't matter anymore (assuming it's enough to settle the estate - which the son said it would). 

In terms of it being a great deal - I definitely think it will be a good one. 

They haven't signed yet - she said she would get to it today. 

Fingers crossed that it happens.

Thanks Christina!  At this point, the attorney is stating valuation is no longer a factor.  Her last comment was that she just needed to ensure that the proceeds are enough to settle the estate.  Which, I would have hoped that the heirs would have known this and not verbally agreed to my offer if it wasn't enough.  

If I think I need legal counsel, I will absolutely reach out.
