I am an avid Dave Ramsey listener and he always suggests doing the 100% down when buying a home. My question to you is, is there an advantage in one vs the other (buying cash vs financing)?

I came across a property that was just listed today. It is a 1500sqft, 3 bed, 2 bath bank owned foreclosure and they are asking $105k. However it will need a new roof, landscaping,stucco work and paint job. The comps in the area are in the 120k-130k. My question is... HOW CAN I GET FINANCING FOR THIS. How does 203k loans work and how hard is it to obtain. I currently own my own home and it is financed through quicken loans with conventional 15 year terms.

They will ask for my pre approval letter. The pre approval letter has the amount that i have asked to be qualified for which is more than their asking price. However I have no plans on spending the amount that I have requested to be approved for.

home is a bit over 1600 sq ft so right now its about $73 per sq ft.
