@Isiah Ferguson From what Ive gathered, we shouldn't really be looking at turnkeys if we have the time for due diligence. That being said, my cousin does this as he works long hours as a tech guy; hes mostly interested in cash flow. In a case such as this, it would be better to grab private money for the down payment. You'll probably not see cash flow for a while due to paying back the DP, but turnkey is hard to profit from right away. id like to hear some success stories on turnkeys if you end up doing it. And yeah.... 8% hurts.

I'm wondering the same thing. Mostly because that's where I currently live. Ive looked around on realtor and Zillow, but not seeing much. Most don't end up looking too beneficial when I run it through a calculator. Of course, I haven't tried sending out mail or anything creative. Let me know if you end up landing anything here.

Without knowing all of the details, it sounds like a decent deal. I'm about to close on my first property that is similar. You said you could "easily" get 800 per month....  I guess I would just see if the market would allow me to put it at 850-900. Even if its on the high end of the market, it may be in an ideal location someone is looking for. Hope it works well for you whatever you decide. :) 

Yeah that's kinda what I'm beginning to formulate a plan around. Thanks for the input

Hi guys, not sure if this is the place for this post, but I am wondering if it would be wise to change careers in order to facilitate learning more about REI. I currently work in retail management and have a BA in psych, but I'm, also doing things in the national guard. Haven't even bought my first property yet. So just curious if you guys think it would be worth it to change up to learn more as I progress in my investments. Also wouldn't mind if you know any local opportunities. Thanks for your time!
