Thanks for the input Ned.  As of this week I have started investing full time.  Previously I had obligations to my job which didn't allow much time for prospecting property.  What strategy have you found gives you the best results in finding potential deals?  James I'd like to hear you input on the as well.

Hey Stephen, I probably send 100 letters/week.  I use a dozen bandit signs in my target area, the problem with that is they get taken up just as fast as I put them out.  I'm about to start putting them out on weekends only and see if that helps.  I get 1-2 phone calls per week from the letters and less than that from the signs.  I've been using this system for about 3 months now and haven't found any 'deals' yet.  Like I said previously I feel like I'm very busy but not very productive.  Thanks in advance for any input.

I'm wondering if I'm not doing something right.  i am investing full time with buy and hold strategies and fix/flip.  I'm using bandit signs, sending letters to distressed properties, craigslist and newspaper ads with minimal leads/deals.  I'm not the most patient person but I feel as if I'm just spinning my wheels.  I'm very busy but I feel I'm not being as productive as I should be.

Any advice/tips would be helpful.
