Hi All,

I'm about to close on a 4-plex. One of the walls have mold spores in it, would you recommend fixing the issue from my own money or submitting a claim through insurance to get it mediated? Cost will be around $2k I'm assuming. 

@Cody Barna Thank you again! Question, I'm looking at a four plex with tenants. If I inherit the tenants, they're currently on month to month, can I send them new leases when I purchase the property?

What are your thoughts right now on tarpon river in fort lauderdale?

Hi! Is it better to get a credit for repairs or reduction in sale price? My thinking is that it'll be less closing costs (because the purchase price is reduced), payments may be lower overall if I ask for a reduction in sale price?

@Cody Barna when refinancing I read that you should take out 65% so you have 35% equity minimum in the house so if the market drops 20% you will be safe. However, what does your equity have to do with the value of the property? 

@Cody Campbell Sorry I meant is that number after you paid your state (if applicable) and federal income tax?

@Cody Campbell Great way to put it! Question on the last example with the $200 a month, is that your cash flow after income taxes as well? Do we take that into consideration?
