Post: help finding true comps to get accurate price

any advice on how to find comps besides zillow trulia etc .  

 i have a house im trying to get under contract the sites say 150k average the seller says its worth 290k but wants no less than 200k i know he bluffing ......but he called me from a mail i sent a month ago .... how can i get a correct price point on comps .... its a pretty house 5bdrm 4 bth around 1600 sqft which is small i know but he also owes 5k in back taxes...... thanks guys any help or point me in the right direction would be of great service  

@Dan Weber i have there addresses but i skip traced and numbers are all not in service . what should be my next step to proceed 

okay guys finding properties is easy as i drive for dollars in many different neighborhoods in atlanta and surrounding but my difficulty is finding the owners information to cold call them. 

what other strategies would you suggest for locating these owners so i would be able to get the properties under contract....

any info for help is needed as this is my current hurdle im pushing to surpass on my wholesaling journey

hey ashley im new as well i been in atl 7 years and just now staring this journey myself but things look positive already been driving for dolllars found a lot of good prospects ... so im just networking to widen my fellow investor base, lemme kno if you need any tips .... much success to you !!
