Thank you for the insight. This would be the biggest project I have tackled and only my second rental. My soft numbers came from watching BiggerPockets YouTube channel and my repairs are low because I'm intending on doing a brrrr. I didn't factor much for my capex because honestly, as nice as the cash flow is, I probably wouldn't touch it for a little while and just let it build me a savings. Then probably follow the 50% rule and enjoy that amount of cash in my pocket and the rest to capex. I am probably too new for something this big but I think it's a deal so I don't want to shy away from it if I can make it work. My NUMBER 1 Priority is making sure I can pull an infinite return. I have capital finally and I am hell bent on protecting it by good rehab and good ARV to cash out all of my money and do it again. Please comment.
