Anyone have experience with building duplexes?  I'm looking to build 20 units +/- and want to find cost effective plans, experience with costs to build, and any hard lessons learned.

I sure would appreciate your insight.

Most partnership agreements are boiler plate.  What makes your idea special is that some partners are general and other may be limited.  Further, some or all of the partners may earn their income a different amounts for different reasons.  This makes spelling out those details a requirement, not only for clarification but also for the IRS if audited.  I'd suggest hiring a lawyer.  If your idea is successful, the money spent for advice is well spent.

Follow your gut.  It gets cold in Virginia in the wintertime.  The flip-side is if she is in your house for 7 years, you can afford to repaint, carpet, and clean.
