While reviewing the landlord registration forms, I saw a remark stating that if the property owner does not live in the same county as the property location, the owner must choose an in-county representative to receive official documentation on their behalf. So my question is, if I don't live in the county where the property is located but want to manage it myself, do I need to hire a registered agent just to get documents?

We use AppFolio and I think it's great. It will automatically send out work orders to vendors when created. Buildium also offers this feature.

Thank you Chris.

Hello everyone, I'm looking for a landlord management software that integrates maintenance coordination. I know Rentredi offers this service, therefore I'm still considering it despite the conflicting ratings. Is there any software that already has maintenance coordination built in? not just monitoring maintenance requests but also having the ability to send out contractors in specific circumstances.

Hello all, I'm looking for a law firm that can prepare a good solid tenant lease in Pennsylvania.

Any referrals?

Good morning,

Bill, John and Bo. Thank you all so much for the knowledge and advice. It is much appreciated.

@Bo Bond

If you finance a property as an investment, the lender will insist on that type of coverage to close.  If you convert a primary to a rental, then make sure you have that coverage.  In my experience, it's always been a coverage that came standard with the landlord policy.

 Thank you sir.
