Hi,

Doing some homework here on picking a good location to buy. Below are some of the things I look at. For you experienced and savvy investors, which of these do you look for? Please advise on important metrics and things you typically use when choosing the right location. Answers and suggestions are greatly appreciated. Thank you!

1. Population density

2. Close proximity to Highways, Metro, Parks Or Schools

3. Property Value Trends

4. Percentage of College graduates (in your experience, does this really matter?)

5. Safety

6. Income Levels

Hi,

If I were to invest in a fixer-upper, say a budget of $150k to buy and fix. How soon would I be able to refinance the property post renovations? the BRRRR strategy advises to refinance after 12 months, but can you refinance sooner?

- If original loan was a mortgage

OR

- If original loan was from private lender

Hi everyone,

Newbie here!

I've been using the BRRRR calculator on Bigger pockets to evaluate deals. Using the forums, podcast and other learning materials, the 2 most important metrics I'd focused on are market/location and cap rates.

So far with the deals I've evaluated, the properties only became cash flow positive after the "Refinance" phase. Given that most of the deals I've evaluated are in California (where I'm currently based) and Atlanta GA, what other metrics should I be looking at? specifically using the BRRRR formula. What's been your experience?

My strategy is to buy and hold 3-5+ years for each property. Please advise. Thanks.
