Dan, definitely looks like a cast iron tub. These tubs were installed originally to drain correctly. Looking at the level, there is quite a reverse slope. I would check for any signs that the structural members under the tub are not failing. Are there any gaps between the tub and tile at the back of the tub? How is the floor along the side of the tub, is it sloping the same way? 

I refinished a couple old cast iron tubs myself a couple years ago and they are holding up quite well. You may try that if you have not structural issues. Good luck.

@Dale Dickey Thanks Dale. I used Keyes Carpenter originally and they had me with Vermont. They never mentioned Foremost or American Modern. Seemed like Vermont was the only option. I will check with my current broker to see if thay have access to these two companies and if not may contact Keyes again. Thanks for the suggestion.

@David Marshall Thank you for the suggestion. I've tried State Farm before but they were very expensive. I will check out Allstate. 

@John Mocker Thanks John. Have never heard of American Modern or Foremost before but will definitley check them out. Nice to have options.

Thanks for the reply and the tips. I actually have gone through 2 brokers and Vermont Mutual seems to be the only game in town at least through them anyway. I arranged insurance through Liberty myself the last time I used them. My broker did mention the surplus market policies which I will have to pursue. Thank you and take care.

I am in the process of purchasing a triplex in central Maine and was wondering about insurance company options out there. There only seem to be a few that I'm aware of and 2 that I have been using over the last 4 years, Liberty Mutual and Vermont Mutual. One of these are requiring me to replace the roofs on 2 outbuildings on the property I am purchasing within 30 days of binding coverage and want a signed contract with a roofing company prior to coverage. I knew the roofs would have to be replaced within a year or 2 and was planning on doing that but not this quickly. The outbuildings will not be used for vehicle storage or any storage for that matter until I replace the roofs. So basically my question is what other comapnies are out there that provide insurance for multiunit properties? Thank you for any help or advice you can give.

If the meter is in the house then the leak would need to be downstream of the meter location as the watre company is biling on metered usage. If the leak was outside, it would not be going through the meter. Check the meter, it should have a low flow indicator on it. If it is digital, there should be a "+" sign next to the numbers indicating water is flowing through it. You can also put some food coloring in the toilet tank and let it sit. If the colored water ends up in the bowl (without using the toilet) the flapper valve is leaking. That much water would show up somewhere. Good luck.

@Jim Y, Thank you. I see where you're coming from. Just to expand on being sued, what would they sue me for, loss of use?? I have done everything in accordance with Maine's bedbug law so I was just wondering the what legal course they could use.
