@Travis Raila No family there. Looked into a few markets and the purchase/rent ratio looked the best. I was just taking a risk with an uneducated guess. I've learned a lot and haven't lost money so I would say it has been worth it. But now that I know more, I want to get into better neighborhoods.

@Travis Raila I wouldn't recommend starting the way I did, but here it is; I was 22 years old and had about $10k saved up so I went on Craigslist and bought the first thing I saw for $10k lol

Then I had to call around to several management companies to find one that would even take on the property. Luckily they have kept it occupied for the most part and the repairs have been minor. I got pretty lucky. It's now listed for $20k and we have been receiving some interest the first week on the market.

I'm selling my properties in these neighborhoods to focus on houses closer to the $100k price point.

Hi everyone!

I live in the San Francisco Bay Area. I am 26, married, and have a one-year old daughter. I am self employed and have been for 5 years now. Instead of trying to get a loan from a bank, I decided to pay cash in Memphis, TN. I have three rentals there, two SFR & one duplex. I have also done a 3 year live-in flip here in CA, learned a bunch, made a bunch.

I have been listening to the BP podcast for years off and on. I have always been so busy with offline businesses that I never thought I had the time to dive into real estate full time. I have decided it's time to get my hands dirty and start building my wealth.

Short term goal: $100k/yr cash flow

Long term goal: $1m/yr cash flow

I look forward to learning here in the forums and helping however I can.
