I have a 403b and luckily my er's aren't too bad. I would do everything possible to move it into funds that have much lower er's. There are so many options under .1% that 1.3% is outrageous.

Hi All,

I am looking at hopefully purchasing my first rental property soon. How important is it to see the plan before making an offer, especially your first one? There is a property that is intriguing to me however it has extremely limited showings as the tenants don't want people walking through their place with everything going on.

There are two units for sale in the same building and looking to make an offer on both together. What information should I know if I wasn't able to see the property beforehand?

Appreciate any advice!

 Hi Kiera and thank you! I am still in the process of figuring out the exact markets I want to target in on but right now I'm leaning toward the Philadelphia/Delaware area. I went to college in Delaware so know the area pretty well and feel there are decent options both there and Philly. I would love to invest in my area now but with the housing prices, taxes, etc., it's way out of my league to start.

Thanks Odie! I am definitely looking to buy and hold as my plan is to generate passive income long-term where I can quit my current job. I also am looking into the BRRRR strategy of a way to grow my portfolio. Any advice would be greatly appreciated.

Hi All,

I am fairly new to Bigger Pockets and this is my first post. I currently live in Hoboken, NJ and looking to start my real estate investing journey. I plan to purchase my first property out of state by the end of 2020 but hopefully within the next few months. I've already learned a lot from this forum and looking forward to so much more!
