My apologies for the delay in getting back to you! Man, I'm all over the place. Part of me wants to see what the market does; part of me wants to buy the current home we're renting; part of me wants to do a live-in flip; and part of me wants to just use my VA loan on a nice house around the corner from my awesome neighbors. I guess I have some decisions to make! Good to hear from you and stay in touch!

Cody, I’m in Rocklin and am starting to look at buying below-market value properties in the area as well. Currently, I’m stuck overseas and probably won’t get back til June, but that gives me plenty of time to formulate a plan and network via electronic means. Thanks for your input, Eric C. I too am a veteran, currently deployed overseas and trying to work this issue. I have a gameplan in place with my less-than stellar PM, who is actively being replaced as well.

I’m a noob too. Did you use a bigger pockets calculator to come up with that spreadsheet? I’m starting to look in NE Ohio where I grew up. Happy hunting and good luck!
