@Bob Malecki, if I hadn't already been a skeptic regarding government largesse and the benefits it gives to some big companies, I certainly would be after that sitting through that presentation. I was stunned at the free pass GS got, all while essentially stripping the market of assets for small investors. Frustrating to say the least.

I just booked my flights today. Just knowing that @Dave Van Horn and @Bob Malecki will both be there is worth the price of admission to me. I got a ton of good information from both of their BP podcast episodes. I'm really looking forward to learning more about note investing with my Solo 401k as well as my personal funds.

@Kristopher Derentz, I have to agree with your experience so far. I've been saving money, learning and looking in the Treasure Valley for more than three years. When I started looking I didn't know enough and had no money saved, and recently the pickings have been less than slim, so even now with enough money to invest, things just won't cash flow. Now I'm exploring other options such as crowdfunding and REITs for my RE investments. I don't really want to be a long distance landlord, and I'm not moving, so that limits my options. You might be more willing to invest in other markets outside the area - I know others are finding success in different markets. It is an unfortunate situation when you really want to invest in your local area and can't find the deal. Just have to keep saving and looking!

Rollovers are not limited in amount.  That is a plan to plan movement of funds generated previously.

Contributions are where you take new earned income and set it aside into the retirement plan.  This defers the taxes on that money.

Yes, you can do that with a Solo 401k. Note that the Solo 401k is a qualified retirement plan, but is not an IRA. The 401k has many advantages over a self-directed IRA.

That's great. I'm trying to get my brain around running two separate businesses and how income from those will be distributed, either to me as income or back into either of the LLCs. The businesses will supplement my federal pension, but I would like to be able to use them to grow each other as well. Does the 59K limit also apply to rollover totals; i.e, when I retire and want to roll my entire TSP balance into a Solo IRA, if that number is greater than 59K (it is), can I still roll that entire balance?

So many questions...

So with a Solo IRA, I would be able to make contributions as well as roll over funds from my TSP (at retirement) into it, correct?

There's a strong possibility I don't know what I'm looking for! I'm not familiar with Solo 401(k) plans. I don't need funds from my TSP for the home inspection business - I just mentioned that as background, as that business is separate from my investment business. The RE investment side is where I'll need the funds from my TSP. Basically I have several irons in the fire and I need a knowledgeable pro to help me figure out the best course leading up to retirement from the feds (which I hope will be within the next year). I don't want to leave my funds in the TSP, as the returns are too pathetic to justify the benefit of being almost hands-off - I'd like to use the funds I've saved over my career to seed my RE career in retirement. Thanks for the information!
