Hey David, so they are quoting me 2.90, 2.8, and 2.75 % APR's. They are also charging me "basis" points to buy the rate down: $3,100 / 5,700 / 6,500 respectively for the APR's. The cash out amount is 100k. The closing cost besides that will be 2%- 4% (max) Of the total new loan amount ~6,000. Since it is an investment cash out refi on a condo it will probably be closer to 3% for closing costs. My LTV will be 60% from what I remember.

What's most important when leveraging home equity in a cash out refinance on a non-owner occupied place? Is it a lower APR, more money in the cash out, lower basis points or a lower monthly payment??

I have a 3.5 APR looking to go to a 2.75-2.8. Trying to cash out 100-120 k
