Ask people who have surpassed your goal.

I have purchased 2 foreclosed properties.  Both instances, I met with the residents and calmly discussed a plan of action.  I would be very hesitant to lease the property to the resident.

We own STR in Crystal beach, navarre beach, pensacola beach, gulf breeze, navarre, and pensacola.

These are all short term rentals where we hire the cleaning crews and self manage the rest. Crystal beach (Destin) is putting up more regulations against STR so the ROI will be more challenging. We have owned the Crystal beach sfh for the past two years and are considering selling as the regulations and traffic increase.

How did your rehab go?

I have one full rehab and 7 other light to very light rehabs.

In september i will be able to starting my refinancing portion of BRRR.

If you have time, we should compare our projects and learn.

Good reliable contractors in the pensacola area are busy and challenging to find.  I am partially finishing a major rehab and multiple minor rehabs for 8 single family homes.

I have good luck using the next door app for the areas and looking through their recommendations but again the good ones are hard to pin down on schedule and scope of work.

Our destin florida house is 8 minute walk to the water.  We have owned it for 3 years.  Range of occupancy is 150-180 days a year.
