Just don't do it man, its not worth it. You'll always looking over your shoulder wondering when you'll get caught, because you will..... your neighbors will make sure of it.  

If you follow the news you"ll see the stories about shootings, fights, riots and parties with 200+ people all at "AirB&B houses". Short term renting is such a hot niche right now the news loves a good Air B&B headline, it makes it so much harder for those of us doing the right thing.

We own one STVR in the Smokies and going live with one in Vermont after the renovation and we manage both from Massachusetts, there's a steep learning curve even if you're familiar with LTR but once you have your systems in place its not hard at all.

If you haven't read Avery Carl's book yet, Short Term Rentals Long Term Wealth, you should.  Find yourself a favorable market and life will be good!

Anyone giving you advice to "just go for it" is giving you bad advice.

Hey Lois, 

I think you're probably referring to LVP or Luxury Vinyl Plank flooring?  Linoleum can be sold in tile or plank form but in the big box stores it's usually LVP that you're looking at.

Cracking tile is generaly caused by one of two reasons, an improper bond either between the tile and mortar or the mortar and subfloor. OR the subfloor has too much flex in it causing the tile and grout to crack, usually along the plywood joints.

LVP can be installed over an existing tile floor but I'd definitely check the manufacturer spec. sheet before purchasing to make sure its an acceptable substrate.  As with any subfloor/substrate you'll want to make sure its VERY flat/smooth, imperfections will telegraph upward because the LVP material is thin and flexible. If there are any high corners sticking up from the initial tile installation you'll want to grind them down level of the other tiles around it to avoid air gaps between the new and old floors.

Agreed @Jay Hinrichs, I try to keep the phone as uncluttered as possible too.   I'll look into WHOVA, and thanks for taking the time to chime in, I see your name in nearly every post I read.  Not sure how you do it, but the knowledge is appreciated.

@Jason Papp, I was just going over the agenda tonight thinking the same thing, too many great options to choose from!!  

This is my first RE conference and I really want to make the most of it, so a plan like you're suggesting interests me.   If you'd like to hash out a game plan let me know!  I'm also kind of hoping that BP will record all the sessions and give us (those who paid for/attended the conference) access to the videos, much like the webinar replay room. 

I'm from MA. but my wife's sister and her family live in PA.

Hey @Luz Pagan

I'm a member of my local Board of Health here in MA and we generally have all septic designs on file as @Charlie MacPherson stated.  A quick visit to the admin/clerk of the BOH will give you your answer.  From what I've seen it's rare that the original builder would over-design a system for a home unless the original homeowner planed to expand in the future.  In my part of the country an upgrade to a system can get pricy, we're talking about new civil engineering plans, permits, meetings with the town, excavators, and new landscaping, its a process....

So I have to ask, are you sure you have a private septic system? Did you have it inspected prior to purchase?  Is there a chance that you are connected to your towns water/sewer system or have the possibility to connect?  I don't know where you're located  but many towns  here in Massachusetts can have a mixture of all of these..  Where I live, I have private well and septic,  but as you get closer to the center of town some residents have access to only the municipal water supply and others have access to municipal water and sewer.  Im sure you're aware of you situation but I had to raise the question.
