The location will be at the Hyatt Place Hotel at 3700 Outlet Parkway Place, Lehi, Utah.  It is at Traverse Mountain.  The event will be from 5:45pm-9:30pm.

@Jay Hinrichs, we do some elements of development, but rarely build.  I find the time versus return for building isn't worth the effort, compared to the returns we pull in other areas.  

Our cash on cash returns are off the charts with most things we do as most of our deals yield a profit before significant outlayseven occur, coupled with the high propensity we have for seller financing when we do actually consumate a deal.  

Good times.  Sounds like you have your hands in some great things.  Nice work.

@Jay Hinrichs, we do have a secret sauce.  And it is delicious.  We aren't your carpet and paint, fixer-upper types.  And we often pay near asking price for even full price on deals that yield big profits.  

A guy that's been around the block like you have, would get what we do.  We have specific techniques we've developed with use changes, the proliferation of units, square footage, tax i.d.s, unique uses of PUDs and HOAs, income, conversions, subdivisions and other things. Essentially we see property for what it can be, not for what it is.  

Then we offer the property with a higher and better use to a very large and unique audience and they grab it. Honestly, we rarely wholesale because the profits are usually much larger than the wholesale fees.

@Jay Hinrichs, Nice work.  

Utah is by no means a high-end state, although there are many states that have lower price points than ours. However, in the 10 states I've done deals in, many of them yield large opportunities, when you choose to look at things differently.  

One of my favorite sayings is, "Don't tell me what you can't do, ask me how."  

Pretty awesome way to live.  Our wholesaling is a little different that most, but we try to set ourselves up for wholesale checks of 40-100% of the purchase price of our property, because we look at a completely different set of opportunities and parameters.

Traditional carpet and paint investors or those that buy traditionally distressed properties never see these opportunities in any market, not just the high-priced ones.
