Post: The Road for an Agent & Investor

Good Morning BiggerPockets,

We all know the first thing you need to do to accomplish something is to set a goal. The next thing to do is to develop a plan to achieve that goal. Although establishing a goal is the easier of the two tasks, the latter tends to be the most challenging.

My goal is to become a highly successful real estate agent while also achieving the same level of success as a real estate investor. Now, the part of developing the plan...

I know the two, although are very much related, can and will be two completely different entities. I also know the relationships I make as a realtor will bleed into the investment business and vice versa. The question is, would it be smarter to develop and grow as one before diving into the other? I’m not looking for a “cheat sheet” or a “what to do” response but I would like to hear from others on what it takes to exist and thrive in both worlds simultaneously?

I listen the the BP Podcast with co-host @davidgreene and it seems like he has it down. I’m sure there are many others out here in the forums who can share some insight as well.

Thanks in advance all!-

Hi @Tyler Daly,

I wish you and your roomie the best of luck in reaching the goal you've set for yourselves. Although, I may be a little closer to purchasing my first property (evaluating properties now and hopefully finding a deal soon!), essentially we are in the same spot until that happens.. I admire the ambition and the focus on developing a plan. I would love to connect and keep in contact as I know we can learn from each other along the way. Same is true for you, @Brian Allanbrook and @Anthony Thompson. Looks like we are all relatively close from one another.

Thanks guys, appreciate the info. My plan is to purchase large multi-family so an LLC would seem like the best choice for my investing entity. I never thought of the benefits to multiple LLCs within the investment co. umbrella. Food for thought.

Hello All,

I am a licensed Realtor of 2 years with limited experience. I am also a RE investor newbie who is evaluating multi-families as I write this post. My question to anyone who wants to answer is this... Would it make sense for me to start an LLC which incorporates both my entities as a Realtor and an investor? I never started one when I got my license originally but I plan to do so now. Just wasn't sure if it would be smarter to separate the two and have one to protect my assets as an Investor? Any input would be appreciated.

Matt, would love to grab a coffee and chat sometime. Although, my initial investing strategies/goals aren't the same, I feel we can help each other achieve our goals and learn along the way. Not too far away from you here in Warwick. Message me!

I am a new aspiring investor looking to build a network and learn from others. Any new investors in the Warwick, RI area hoping to do the same? If so, I would love to meet and share goals and bounce questions and/or ideas off one another. Perhaps start a new REI group? My immediate focus is buying and flipping residential properties with hopes to buy multi-families in future for consistent cash flow. Don't hesitate to message me. More minds, more money!

To the BiggerPockets network... I would love to call myself a "Real Estate Investor" because I think and talk about it each and every day. I wake up in the morning each day with all intentions to buy my first property, but just don't know where and how to start.. For this reason I can't really call myself an "Investor." Well not yet anyways. However, I CAN call myself a Realtor. I am a Realtor who thinks like an investor and likes working with them. The question is, can I be both? Both a Realtor and an investor? How can I use this to my advantage?

Is starting out my real estate investing career with wholesaling as a stepping stone to eventually buying and holding properties for cash flow as common or realistic as everyone makes it seem? Should I focus all my time in learning the wholesaling strategy first, then when I have some capital from my wholesaling deals, change focus to understanding buy and hold? Sounds like there may be a more direct or practical way to start the journey. Not looking for any shortcuts, just want to be as efficient with my time as possible. Any thoughts?
