here's an idea! Some of these sheriffs sales end up being cancelled. Would it be a good strategy to reach out to those that cancel and try to acquire their homes?

@JOAN DICKIE based upon the amount that the mortgage is for, I dont think that assuming it would be the best option.  I did, however, still have the person write it down as a question to ask.

On a positive note, the person and I were in a conversation and I brought up and asked if she received a lot of calls and mailers.  Her as answer was "we received a few, but not many". And it didnt sound like anyone was personal enough to try and offer help.

Maybe I found a new niche in this area??

@JOAN DICKIE @David Hunterwhat have you found as the best way to call the expired listings?  I know many use reverse lookup but what if they don't have a home phone?  Or you don't know their name?

Hey there BP.

I recently came across a foreclosure in my area and was able to do a search and found the name of the people who were previously living there. With the use of the handy dandy internet I was able to get in contact with the home owners and found out it is indeed in foreclosure.

My question would be, how would a seasoned investor pursue this going further in trying to buy the house?

The things that I know:

1. The name of the mortgage company that is foreclosing.

2. Obviously have reached out and made contact with the owners

3. It is scheduled for sheriff sale in november.

4. Amount owed on the home (which is more than the area is worth.)

Would love to get some good discussion going

I completely agree with everything you mentioned. I'm sure as seasoned professionals that is something that is a little easier for you to request.  While I don't want to be wasting my time, is it something that I need to pay my dues as a newer realtor?  I feel like that conversation is awkward at first. 

Example. I have two couples I'm working with right now. One was a lead off of a listing, the other off of an open house. I've been showing houses to one couple for two nights and they want to see another this weekend.  I k ow in the past they have looked at one house with a different realtor, but didn't like him much.  I want to make sure my work doesn't go to waste, but also don't want to be pushy and scare them away.  The other couple I just met with to figure out what they're looking for.  Suggestions?
