This is a modular home built in 2003.  There a 3 bedrooms and 2 full bathrooms (1 is a master bath).  This home is on a slab, has vinyl siding, has a deck on the back, and comes with all the appliances.  It comes with a 30x40' pole barn on the 3.4 acre property which has a creek along the back.  Available immediately.

Typical updates are needed to the finishes.  Replace flooring and repaint and stain the deck.  Other improvements would really be to the buyer's discretion. The home is only 13 years old. The plumbing was winterized, but the electricity is still on.

I have reached a verbal agreement with the executor of the the estate.  Whom do I list as the "Seller" on the real estate purchase contract?  Can anybody confirm that only the executor will need to sign the agreement in Michigan?  Thanks in advance.

BTW....this is in Macomb County, MI.

Initial planning phase.....Another investor and I are looking at purchasing four adjacent lots and considering speculative home building on these sites.  Considering manufactured/modular homes.  The idea is that we'd complete the site development and basements, and would then have modular homes arrive (time savings, but $$$?).  I realize that the traditional stick build may end up being a similar cost, but am looking for some input from anybody that may have experience with this type of spec building.

I'm still a newbie (marketing on and off for 10 months) and trying to get myself more organized.  Rather than using one of the paid services for CRM functions, I am thinking that I can utilize Google Sheets for this.  I want the versatility to modify and tweek as I wish.  I could have separate sheets for my different lists, and another sheet that is tracking my active leads.  I had tried to use Zoho for this, but didn't really like the format and the lack of modifying the free version.

I assume that somebody is doing this.  I'm looking for a tips or tricks to using this efficiently.  Maybe if anybody has a template that could be shared?  Any input is appreciated.

@jerrypuckett- you had commented on this before, but the podcast is no longer available.  I'd appreciate any help that you can offer too.

I'm about to get serious about marketing, but what to be ready to handle the leads efficiently.
