Hey everyone.  Just checking to see if anyone is having current success with bandit signs and door hangers?  I haven't done them consistently in a while but that marketing source seems to be unsaturated here.  For anyone currently doing either one of these, how much are you paying someone to place signs (per sign), and how much are you paying per doorhanger for your area.  I'm in the Memphis market by the way.

Hey everyone,

Question for those of you wholesaling virtually, how and why did you choose your markets outside of your home market and what do you like about them?  I've been local in the Memphis market since I've started, but wanting to expand.  A couple of specific questions that I have are...

What was the most effective way you found to build your buyer base before entering a new market?

What marketing methods have you found to be the most effective for you to test a new market?

Any insight and multiple perspectives are greatly appreciated!  I plan to get out of my comfort zone and test a new spot within the next 2 months.

Hey guys,


Is Investor Carrot still the go to site for building out investor websites or are you guys using something else? Also, how effective is it if several people in the same market are using it?

I've had Lead Propeller since I started a few years ago, but I'm having issues with simple things like getting email responses to questions.

Question for anyone currently using a project manager for their rehabs as I'm looking to take myself out of that position sooner than later and need somebody better at it than me.  What is the average starting pay for that position for whatever your market is and are you doing salaried or per project?  I'm hearing different things.  I'm in the Memphis, TN market by the way.  And specifically what responsibilities are you handing over to them and what does that training look like?

Yes that helps a lot.  Not advertising it doesn't seem like a "wrong" though.  Maybe it's just me, but the guys advertising it seem to be more of a one size fit all, coaching course scenario.  While those types of programs have helped me, what you're describing is more so what I was trying to get more insight on.  Had no idea how this worked.

Hey guys.  Has anyone here gotten to a ceiling in their business and brought on a paid advisor to help you continue scaling?  Whether that was for a specific part of your business like an acquisitions advisor or marketing, or just for the entire growth of the company. Just wondering what that process was like and how you found them.

Hey everyone.  I've been off BiggerPockets for a while and a lot has changed since the last time I was on here and networking more consistently.  Mainly the introduction of A.I.  Was wondering how you guys currently introducing AI into your business.  I'm currently having my assistant to produce marketing pieces with ChatGPT, but pretty sure we could be cutting down on our work quite a bit more with this tech.  AgentGPT looks to be pretty promising also.
