@Erik Whiting, @ cool thank for the info. Yea I kno with units 4 and under u can get a FHA. So basically you'll need that 20% down, damn. I can't think of anyway to raise that $260k cause that's how much is 20% down in Brooklyn, NY

when using hard money for a fix and flip and the terms are 10% down 100% financing on rehab, do they give u money upfront for rehab or after each phase is done?

How does the cash out refinance works I’m confused is it all about how much Equity you have in the property?
