I am going to be moving to the Philadelphia area at the end of this year and am about to start looking for an investment property to live in. I was hoping to get recommendations on good lenders to speak with regarding my mortgage and what types of mortgages people would recommend. It would be nice if the loan officer has experience with 203k loans as well in case I find a place that fits that type of loan.

All very helpful information! I’m interested in the lower prices because I’m really not planning to do much with the site initially. Would you suggest I still look at more expensive options or is it easy to transfer the site over later if I do decide to do more with it?

Also, yes please send over some good examples! Really looking for something to draw inspiration off of.

Hello everyone,

I just bought a URL and am looking to create a new real estate website. I was hoping for some advice from more experienced investors on best practices to use!

- I know I first need to find a website hosting service. I was looking at using Bluehost as their price is pretty low ($2.75/month) for their basic package and it looks like it offers everything I need. Totally open to recommendations though!

- I was planning to use WordPress for the actual designing of the website as most websites recommend using it. Again open to suggestions.

- Lastly, I am looking for inspiration from other great sites. If you have a great site, or know of one that is the gold standard, throw the link in the comments for me to check out!

Hello Filipe,

Sounds like your house hack is working out great! I’m planning to renovate my basement in the next couple weeks for an increased cash flow opportunity. That will be my first major renovation to the house but it definitely is tempting to focus efforts elsewhere when everything is running smoothly at home.

Both those trips sounds awesome! I’m sure the Adirondacks will be a solid trip. I’m always down to get some good recommendations on local hikes or grab a bite to eat sometime when you’re in the area!

Post: ROI on a Finished Basement- Is it worth it?

I am wondering what people’s thoughts are on finishing basements in homes. I own a single family house that I house hack with other roommates. I currently have an unfinished basement that’s has great potential to be a finished space (only has the one exit, no other egress so wouldn’t be considered livable space). I have a friend who is looking to stay somewhere this summer and offered me ~$2,500 to stay in my basement if I where to finish it in time (deadline is 2.5 months away).

My question is if you were in my situation would you rush to finish a basement in your house in 2.5 months if there was a $2,500 cash incentive? What does the ROI on a basement finish usually look like?

Very true! I knew that being within walking distance of the town center would be a big draw if I ever needed to sell the house or shop for tenets. Head winemaker sounds like a very exciting job with a lot of benefits I’m sure. 🍷🍾 If I’m ever up in that area I’ll make sure to swing by and pick up a bottle after Erin’s glowing endorsement above. Lol
