Good post, and very good comments everyone. I think its a fine line. I know some people who have jumped in feet first and gotten burned, and others who are still "learning" despite going to numerous seminars, buying courses, etc. I was one of those people for sure. For me, you need to understand how the numbers work, understand the risk, then roll with it. 

And there are actually some good mentorship/mastermind programs. I paid for one back in 2020 and it was definitely the best decision I made for my real estate journey. But...now that I think about it, it might be too your larger point of "act now". Paying so much for that mastermind motivated me to think outside the box to figure out how I could push myself closer to my goals.

Echoing everyone else, also be mindful of how that property will then compare to comps.

For example, lets say that you have a three bedroom single family with 1.5 baths, and it is 1.8k square footage. Assume there is an unused space/large closet/whatever that can be converted into a bedroom. That would change your house to a four bedroom with 1.5 baths. This is instant value (assuming the renovation costs are within reason) if the property can be reasonably compared to other four bedroom homes in your area. Is the bedroom super small? Is every other four bedroom house 2k square feet? Do they all have two baths instead of 1.5? Be mindful of how the home will hold up against the comps before starting any large project

 Hey, yes it is! I have bought and renovated two rental properties, one of which I sold this past year for a substantial profit. I have subs, I have a good understanding of the process, and my business partner is a General Contractor. Really want to be sure I am getting the best terms possible for a potential flip.

Hello everyone! I am currently looking to install a wooden picket fence at one of my properties. Gotten a few bids, but would like more. Does anyone out there have any affordable fencing people/companies that they would like to use? Property is located in Leawood KS.
