Hello, I am an overseas buyer from China looking at buying rental investment property in the US. At the moment I am focusing on some certain market, Dallas is one of them. For last months, I went to zillow and loopnet, and I can find some potential good deals there, but from distance it is not very easy to handle the investment, I would say at this stage firstly I will have to set up a trustful local network for my potential deals.

if anyone knows this market, anyone who can recommend a good property management, and an attorney who has experience with overseas buyers, please contact me here or [email protected]. I really appreciate your help.

If you don't mine me prying...What are you looking for regarding your multi family?  How may units, neighborhoods, condition, desired returns...

Hello, Jonathan: I am interested in 5-12 units apartment, with available financing terms, in Metro Buffalo area for example Angola or Cheek... I am not local based, I am from China, I presume there is potential good deals in this area with 10% or more ROI. If you can give me any suggestion, or share your experience in this market, please advise, you can also reach me at [email protected]. I would really appreciate your further information.

A good realtor will be invaluable too. My two goto peeps are a realtor and handyman. You are probably right for some turnkey stuff. I have seen major flaws in some turnkey camps. High vacancies areas etc..

thanks,

Matt

Thanks for your guide Matt. I do realized that firstly I have to find out how to set up a core team with right people around. Even though it's not easy from long distance,  I would give it a try.  Thanks.

Hi, I am a buyer who looking at potential real estate deals in the US...

I want to share my story up to now,  if someone has similar experiences and goals and want to share yours, please reach me at here.

I began with a not local based company about 6 months ago and I could see their model left too much risks for me, no matter if they are good and honest. So I decided to search local based seller on loopnet or zillow or other sites, for an overseas buyer, a hands-off investor, I was surely impressed by turn-key investment with a unbelievable ROI. But in the end, I am aware of some "turn-key" investments is suspicious, which make me bitter-taste.

And worst still,  when I chose to operate it remotely by myself, some local individuals took advantage of my absentee. Trying to sell something to me with defective title, and the attorney paid by me insisted title research is enough to protect me. I was lucky enough,  I paid my mistake but avoiding some real disasters. Sincerely I have to re-group and realize how tough it might be. But I am determined. I don't know if this is wise, but I have made up my mind.

Therefore I began to read blogs, articles, forum by forums across internet, and I sincerely appreciate you have something to share about it.

Hi, Bill: If our contract is valid in case the mgt isn't my empolyee?

Anybody knows? Please help...

Hi, everybody, new to BP.

I came across a questionable deal recently, an investor provides a low percent down payment for his portfolio. and these properties already under land contracts between him and the lender. So he want to mirror our payment to his.

So land contracts with underlying land contracts.

In addition the seller actually is a management team, so provide rental management for the portfolio. Based on calculation, I am able to cover my payments by rentals.

Do you think this is practical deal?

Thanks.
