Hey everyone!

I've been on BiggerPockets a few weeks now and its safe to say this is the best networking platform for investment real estate! Great being able to connect with other Real Estate Professionals within my greater Tampa Bay Area, and also around the country!

I'm looking to continue meeting new people and networking around the states! Leave some feedback introducing yourself and what exactly you do in the investment real estate industry. You can never have too many connections.. looking forward to meeting more BPer's!

Zillow has been planning on coming out with this for awhile. Although for many this may seem as "competition", I don't believe the margins on the properties they will be offering will be large enough for investors to even consider. It may definitely get in the way when it comes to beginner investors looking immediately to Zillow or Redfin for properties and property values (as they usually do), but for experienced investors I believe they will be able to see right through their deals. 

I'm sure Zillow will launch a massive marketing plan for this platform, and will catch the eyes of many. I think the best approach to this situation is when dealing with (beginner) investors who are referencing properties they have seen on Zillow, show them the margins of those properties compared to properties you are have available. That should provide a quick ending to their arguments.

Thanks for bringing this up I'd love to hear some feedback from other professionals around the county!

@John Warren That is a great point, thank you for bringing that up. I have learned that the key to success in the real estate world is building strong relationships with your clients. Being honest with them and letting them know you will be there with them through every step of the process builds trust, and trust is also key. If I can build the relationship with a client in which I do my due diligence and disclose everything I know about the property and they trust what I am saying enough to invest in a property site unseen, I can say I have reached the level of trust with them that I am striving for. 

Also being able to provide investors with reliable contractors helps ensure that the rehab will be done correctly, even through the bumps in the road that you are almost guaranteed to hit during the rehab process. Its all about making your investors comfortable with you like you said! Thanks for the feedback.

Hello Real Estate World!

I am looking to find out what Florida investors fear when purchasing properties in Florida. I know many of my investors have fears of termites, foundation issues, sinkholes, flood zones ect. Also I would like to find out what are some solutions to these problems/fears. Trying to get more feedback.

Hello Real Estate World!

I am wondering at what point do investors feel comfortable buying investment properties site unseen? Many of my properties go within the first couple hours on the board and I am trying to get more of a feel of what I could do to make my investors feel more comfortable with these types of purchases. I know if the numbers work some investors will pull the trigger no questions asked, but also on the other side of the spectrum some investors won't entertain the idea of buying site unseen. Looking for some feedback, thanks everyone!

Thanks for the input guys! Gives me a better perspective. Thomas I like how you touched on the fear of dealing with tenants. Tenants can for sure be a scary thought for investors, especially if they are locked into the property long term. I would advise for beginning investors to shy away from properties that have long term tenants, just because they are not familiar with renting properties and how to deal with tenants that are not always the best. Also, they may want to reach out to property management companies to help in filling their vacant rental, and also learn the ways of how to deal with rental properties.

Hello Real Estate World!

I am wondering what beginning investors fear when it comes to purchasing their first investment property. I want to get a better understanding of how to help investors who are new to the industry. Would love to hear some feedback from people who have experience, but at one point in time were nervous about diving into the investment property world. Also would love to hear feedback from potential new investors who have these doubts about investing!
