I'm a big fan and definitely keeping my eyes on that area however we're talking 15-20 year build out and there will probably be at least one downturn in the economic cycle before it's finished - that's when I'll be looking to pull the trigger on a long term hold over there. Also keep an eye on if CATS is leaning toward extending light rail to the area on their airport rail plan.

Hey Michael, I concur with @Jason E. Smith and use Bottom Line Realty for my properties.  They aren't the best at communicating sometimes but they get the job done, which is more than I can say for most PM companies.

As for Realtors that are investor-savvy I would recommend Shannon Lynch with Savvy & Co. - she is very good at her job.  I'll also have to toot my own horn as a Realtor, shoot me a message if you want to chat about that.

As for areas it depends on whether you're flipping or holding.

Hi @Phillip Michael, it can be tough to determine market value in areas if you're unfamiliar with them. I pull all my own comps from MLS but if you're not licensed then either look at Zillow just-solds (not Zestimate!) or partner with an agent but be prepared to cut them in on the deal somehow. Good luck and you can definitely add me to your buyers list!

Hi @Khurram Bashir, @Jon Lee pretty much covered all the big ones. There are a ton of REIA meetings in the Charlotte area - I really enjoy Metrolina REIA's Friday mornings meetings, Scott Patterson's monthly meeting and Jeff Johnson's Rehabber's/Advanced group at Kickstand every month. All of these are on meetup.com.

Airbnb owners I've talked to have been fairly consistent with occupancy of about 67%.

After you get your PB license then you can get MLS access as an admin for another Realtor for like $25 p/mo or something like that. However you want be able to get any commissions or referral fees as a Realtor.
