You definitley do not have to be present, as long as all the docs are signed on your part, and everyone knows whats going on, just tell the title co that you will pick up your check later, or wire you your funds.

Wholesaling is very real my friend. What one must understand that it actually takes hard work, consistency, and focus to get deals done. Please do not listen to any Guru that promises that you can get-rich-quick because it is certainly not true, but you can become wealthy overtime only if you put in the Hard Work

I know for my business signs have worked for me when finding buyers real easily. But for finding sellers is a pure waste of time and energy.

I agree with Chris. I wouldnt waste your energy taking a $30K house to court. There will be plenty of more deals for you to be had, and the time you waste going to court could be used to bring in more leads and getting more contracts. Also Karma has a way of coming back to haunt you, you take this person to court,and in the future someone may try to take you to court for you not performing on your end of the contract (for example, could not find a buyer). Just Let it go, and move on to the next one.

I would definitely recommend using a Google Voice number, mainly because it can't be tracked to you by the Sign Police.
