Hello, I am new to the Richmond area and wanted to know if there was any real estate meet ups in the area?

Michele, Yes I have email traffic confirming that they did indeed move in a new tenant. Not sure how that holds up legally but that is the only proof I have. I appreciate the advice.

Hello,

I have an issue at one of my rental properties I would like some advice on. My tenants moved in another tenant whose name is not on the lease without my approval. To my understanding this breach of the lease makes their current lease void. They are on a month to month lease and I understand evictions are costly and time consuming. Would it be better to just not renew their lease at the end of the month and give them a 30 day notice to find another place or should I consider going the eviction route? Or if there are other options please enlighten me. Thanks.

My name is Mike and I'm a new member from Virginia. My goals are buying and holding rental properties. I'm a Marine Corps veteran and currently serving a Government Contract overseas.
