3.25% is a great rate but would not be available on a SFR held in a corporate name as she described. If you refi'd at 3.25% you're holding title in your personal name. We could do a whole thread on why that's not optimal but if you have an SFR in Napa as a rental there's a 100% chance you're violating the 1% rule too!

I love Vallejo. The sweet spot is Mare Island and the waterfront district along Wilson Street and up the hillside a few blocks. I feel this area will be $1M+ in less time than most people believe.

Kevin,

You only need $17,500 for the down payment on a $500,000 based on the info above you should be able to save that in a matter of months. Plenty of deals in that price range in Napa and within an easy 15-mile radius. Keep it simple

Napa Valley holds the distinction, as far as I know, of being the only municipality in the United States to arrest and imprison an individual for running a short-term rental without a permit.

I'll 2nd what Courtney said. Napa Valley is very aggressive in hunting down illegal short-term rentals not to mention many locals who seek out and report illegal units. The county of Sonoma in most areas allows short-term rentals.

I have 3 renovation projects going on in Napa Valley currently. I've completed over 600 transactions in my career. So I approach this with a significant level of experience. I tell you this with the utmost respect for your hustle. Most of what you wrote above is irrelevant, the only thing that matters on virtually any deal is the acquisition price. Get the property under contract, find out the price then color in the details. Many neophyte investors focus on all these mundane details to avoid the difficult conversation of price discovery. When you hear these gurus say "do the work" this is one of those times. 

You need to do your homework and then come back IF you have a deal.
