I'll assume you're in Illinois? If so, can you provide more details. Are you looking for someone to put up half the money and you'll be putting up the other half? Are you doing the rehab work? What are you bringing to the table and what is the structure of the deal?

I got my license because I'm a control freak. You can get a lot of information very quickly when having it. I can name several reasons to get it, but I can't really think of any not to get it (other than having to disclose that you have the license in all of your marketing for investment purpose - in Illinois anyway). I went to a classroom for mine, mainly because I'm a horrible student and didn't trust myself to stay focused with the online classes.

I despise the person who invented Zillow. I have yet to see one comp that was in the ballpark on that site, yet it's brought to me as a legitimate comp weekly. End of rant.

Open up a LinkedIn account. It's going to be the easiest way for you to find a Realtor who knows and understands investment properties in your target area. There are also a lot of Realtors on here. If you start a thread looking for somebody, they will more than likely respond to you. You need this person in order to get first hand knowledge of the market you're buying in and someone who can give you true comps.

For all of you Chicago wholesalers, send me whatever properties you have. I have some wholesale properties as well, but they are really just in line until I'm done with current projects. I'm open to picking up more and showing them to other investors I network with.
