This one is going to go in whichever favor the judge is feeling on the day of the trial. If you choose to go that route. It honestly is a real dicey answer. I personally always have problem with utility companies themselves. They are basically monopolies in different areas and have no sense of urgency when issues like this arrive. If there was a way for private companies to deal with issues like this it could be done within 24 hours emergency rate.

Lucas Machado I have heard a lot about wholesalers but I don't really know much about how that works or how to find them.

Christian Cascone great advice and understanding of the market. Definitely some sobering advice, but that is where I'm at right now. I'm looking to meet with someone and even just look to see what is out there. From your advice I have a better understanding of this market now... I will also add, Boston real estate is very similar right now. Foreign investors are buying up everything for 10 to 15% over asking prices just to have a piece of the action without ever seeing that initial down payment for close to 10 years.

I have been doing background checks for a while in ma and no one seems to be coming up with any evictions or criminal background history. I am also dealing with low end rentals which I find this hard to believe. I heard Massachusetts has some different rules on checking. I'm wondering if anyone else in ma is having this issue and what companies should I use to get the best results. I have had companies give me back clean records while I find out through a simple Google search they are not clean.

I have been in real estate a few years now and built up a portfolio of different individual LLCs. As well as managing the units myself I am a licenced contractor who does the development myself as well when taking on new property projects. I have no one on my payroll at all and tend to hire helpers give me a hand once and a while. Lately I am trying to maximize my time on developing new properties to add to my portfolio. Although, small tenant calls about nonsense that just requires someone to be present keep bogging me down and taking me off of larger jobs. I am wondering what people do in this situation to keep someone available to tend to small tenant needs. I have looked into handyman services but i just can't see a handyman showing up to, lets say for instance, flip a breaker or check for a leak caused by the tenant themselves with no fix involved. What would you recommend?
