Thanks Joel.  Just thinking this might be a way to still do a "house hack" even with a family.  At this point I am just brain storming.  "Casita" makes total sense.  We are really excited about moving to SA.

We are making the move from Houston to San Antonio. We are pretty open to houses from Fair Oaks Ranch all the way down to the Alamo Heights. After spending a little time on this sight with you fine fellows researching if I wanted to sell or rent our Houston home it got me thinking about ADU's in San Antonio. Honestly, I had no idea what an ADU acronym stood for, I just thought they were called flats in the back or garage over apartments. They are a pretty big thing here in the Houston Heights area, close to downtown.

In San Antonio are they a bigger thing down in the Alamo Heights area? How would one go about finding Single Family Homes with an ADU? I looked on Zillow, but could not find a category for Single Family with an ADU. I did find multi-family residences, but I have a wife and two young kids. I don't think they would go for the typical multi-family.

I am doing some DD on possibly renting out my Houston property that I have been living in for 12 years. I am using the bigger pockets rental calculator, and I am having some difficulty on the loan portion. I owe approx 225K on a fixed rate loan at 4%. The home right now is valued at 700K.

When I am inputting the numbers for the loan on Bigger Pockets it is only letting me put in information like I am buying the property new. I put in purchase price as what my loan balance is 225K, my interest rate, and the loan term as 30 years.

Could someone help me evaluate how I should be looking at this property to determine the numbers on this property?
