What's the plan for paying off the line of credit and how does that factor into your numbers? Just curious because I consider the same thing...

I struggle to say absolutely no...because people will sneak one in regardless. At least this way I know about it and can try to get some cash ahead of time for the damages.

Don't you legally have to rent to the first applicant that fills everything out and meets your criteria? If you "choose" like this you aren't you technically engaging in discrimination under the FHA?

No one will probably call you out on it, but it is something to be aware of...iif anyone sniffs out and is educated in tenant law they could sue you.
