I'm interested as well if you all will rope me in on the connection. I was looking at places like Taylor and Killeen and maybe further south like Buda/Kyle for lower price points/cash flow.

Hi everyone,

I caught a tip from one of the old BP podcasts that suggested researching current evictions with the court to create a list of people to contact who might be interested in selling. I thought this was clever and started looking through my area but I was wondering if anyone else has inherited an eviction or done something similar. 

Does this sound like a terrible idea? I've read several of the horror stories, but could one budget for an eviction in some way as part of the sale? 

I'm just trying to find creative ways of sourcing deals in a pricey market. Any thoughts on this would be great! Thanks!

I'm looking to purchase my first property in 90 days as well, and what I'm doing is practicing. I have gotten some listings, and have been practicing running cash flow numbers, physically driving through the neighborhoods, researching crime rates, etc. I also have been asking a lot of questions and taking daily action. I try to run through different neighborhoods in my area for ~30 minutes during my commute to work, and listen to the BP podcasts on the way. 

Only suggestion I would have is to make your investment in a property near good schools...

Do you mean net cash flow? After all expenses? Are you following the 50% rule etc? Just curious!
