Just the information I was looking for. As usual, I came to the right place =)

To answer both replies, I had a well qualified tenant on the first go around although I didn't have a ton of interest, some luck may have been involved.

My 3/2 has been vacant for about 2 weeks now. The area is a high demand, popular area on the beach in Florida. I asked my PM how long he is seeing for vacancies on properties...he said vacancies are averaging 30-45 days. I was a little shocked as I rented the house myself on the first go around in about 1 week but those tenants have since left and I am living out of state temporarily. 

Is 30-45 days to long to wait? at what point do i drop the price to get it filled?

I am being offered a property by my parents for well under market value but need a contract to proceed with mortgage under writing. How can I get a contract drawn up to present to my mortgage company? Obviously, since im buying from my parents, there will be no agents involved.

Thanks all for the honest feedback. The learning curve continues....lol. 

@Dennis M. the screen is torn right where the screen meets the frame on the floor level. You cant notice from more than a few feet away. 

@Kim Meredith Hampton do you recommend I have them fill out a " request to repair" form? If nothing else, can help to keep track of repairs requested over time.

First, thanks to all of the BiggerPockets members for answering my questions along my journey of investing and becoming a landlord for the first time.

I currently have a tenant set to move in on the 30th. This is a well qualified tenant who I waived the pet fee and application fee to have move in.

After the walk through and after signing the lease agreement and being given the deposit, the tenant has asked for a series of small repairs. This includes having a foot long tear in the screen repaired ( was present on walkthrough) and also a few small screw holes in the wall repaired and painted. 

Last week the tenant asked tor a professional steam clean on an already very clean carpet.

My question is, do I continue to honor these requests despite the flaws being present when the lease was signed? At what point do I draw the line?

This property is in overall great shape. It is clean and has almost every aspect updated. Located in a B class neighborhood.

New tenant requesting locks be changed and also that the carpets get steam cleaned prior to moving in.

Are these typical requests? I already have depsoit in hand and move in is scheduled for the 31st.
