@Paul Timmins dealing directly with the listing broker? I have an agent the deals with the listing broker. Would you recommend me deal direct with the listing broker? How do I go about doing that? I believe I am just losing to higher offers. Charlotte market is insane right now.

@Jamie Madril I've tried. They won't budge. Plus if any inspection issues I know they won't budge so rather than put another 450 in and then walk I'm better off walking now.

Think I'm going to walk. I'm at 178k and they are at 179k, I offered 3k over the appraisal price and thats not enough for them. I'm starting to realize this is not a great investment. I would never be able to get close to 1800 a month in rent and have no idea if it will sell for more ten years down the road. I think I am just getting blinded my picturing myself sitting pool side all summer long lol. I'm going to take the $950 loss and walk. Continue saving until a better option arrises. Done.

@Melissa N. Couldn't agree more. Thank you for the response. Home prices in Charlotte are skyrocketing and part of me just thinks like the stock market there is always a bull and bear market and things will settle in time. The other part of me sees that if more and more people continue to move to Charlotte there is only so much inventory, therefore the prices will just continue to shoot up. Speaking with a friend of mine that has lived in multiple cities and he says the fact you can get a 2000 sqft home 10 minutes from the city on a quarter to half acre for 200k or less is unheard of in other cities which leads me to believe as time goes on we will just see a continuous rise in value. Difficult decisions here.

Bryan you're a full time investor in Charlotte. Didn't realize that. What are your thoughts on the price of house? Neighborhood...

It is really hard to say. The market is moving so fast that a house that sold 3-6 months ago at 150k could sell today for 170k. I do believe that the Eastside of Charlotte is going to increase in value quite a lot but I live in East Charlotte so might be bias and can't tell if I am just getting emotionally attached and talking myself into the deal because it has a pool and sweet entertaining backyard or because its a good move. Charlotte is still an up and coming city and is continually growing in population, there are not enough houses for the amount of people moving here so in my mind all of the homes will increase in value but again, can't tell if I am just talking myself into it or it could be like anything and we are just in a hot market that will cool in time.

No rehab, will probably just live there for quite some time and rent out my current place. It was on the market for like 3 days. Conventional loan with 5% down at 3.5%.
