Thanks Aaron. It would be a transactional funding deal so I would have all the money in cash to buy from the bank, but that would never happen unless I have an end buyer lined up and the bank would never let me show it to someone else, I assume anyway. The bank would think I bought it from them in cash to work on, but my goal is to flip it to a rehabber as long as the numbers are right.. The closing with the rehabber or whoever the end buyer is would be at a different title company. Just don't see a way around this one.

If a home is bank owned how do you show the home to an investor to line up a transactional funding deal? A-B would be me and the bank. B-C me selling it to an investor.

Thanks Brandon. Yes, I meant how do you show a house to another investor. I didn't think I could have ownership until the B-C buyer was lined up in a transactional funding deal. I want to purchase the home and flip it with transactional funding.

Transactional funding is a great thing but how do you have an end buyer in place to complete the deal especially when it's a bank owned house? I have to use transactional funding to flip the property I'm looking at, but is there some way that allows me to show it to an end buyer to flip it. I know right now the bank won't be interested in helping me with that at all. Thanks.

Hello, and thanks in advance for your help with my question. I am sure that I'm in the right place from the looks of things here. I located a house that is in a great area and a nice neighborhood where the house next to, and around are fresh and remodeled. This house is on the corner and very high profile, although somewhat distressed. Funny thing is the Assessor has no idea it exists and it has two addresses that the townships can't identify. Any solutions?
