You said yourself that you think they need replaced, if that's your first thought then replace to not only keep a happy tenant but also to be a good landlord

I paid $30/screen to my handyman. Came out looking nice.

we just had a satellite installed at our house due to not being able to get cable which is what I prefer. The installers mounted it on a plumbing vent tube which surprised me and it looks good plus no unessasry holes in my roof!

I would recommend every 3 months and schedule a filter change and unit inspection, so you can check for anything obvious such as water leaks, guttters need cleaned ect. This is what I do and I supply the filters.

Is there any grass what so ever back there. If so and its in decent shape leave it. If it's grown over with weeds, trim it up and throw some weed killer on it and make it the tenants responsibility. If it's just dirt sod is a fairly cheap option, you could even DIY?  I think your on the right track with the front and side areas. I definently wouldn't leave the back bare dirt.

Like everyone else have said I prefer Curtains and always but up a new clear one on every turn-over 

I would just use Craigslist, and postlets  it's free and gets you a lot of exposure. Just because you hire a agent to find you tenant doesn't make them responsible if it's a bad tenant. Use the free advertising and do your due diligence, and you'll be fine!

like others have said I'm a fan of USAA. But not everyone can get it. if I had 6 SFH I'd definently go for a 2m policy.
