Hi BP,

I am setting up an automated SMS marketing campaign to follow up with my seller leads.

I wanted to get your ideas on some of the messages to use if I were to send a monthly SMS to my leads.

When I manually send a message, I am usually sending something like:

"Hey just gave you a call, wanted to see if you're still thinking about selling your house" 

I don't want to keep sending the same thing each month, so I wanted to get your suggestions.

@Dave Ramirez what is required to get access to Lexis Nexis?

Hello BP,

I am hoping I can get clarification on this question because Listsource has given me contradictory information.

What is the difference between Individual 1, Individual 2 and Household in the Demographics tab? I've attached the image of the Demographics tab from Listsource. 

I've tried to find this answer on BP and through searching Google, but have not been able to get the specific question answered. People select Individual, but don't explain why. 

One thing to note is that Listsource automatically has Household selected when you arrive on the Demographics tab.

@Jerry Puckett could you shed some light on this?

Rehab costs will vary depending on your contractor. All I can tell you is that the property needs a full rehab (interior, plumbing, electrical, exterior). The roof is new, so you don't need to replace it.

I represent the seller, so you will need to perform your own ARV calculation, sorry.

This property needs a complete rehab, however it has a new roof (~1 year old). 

This property has code violations on from the city and will need to be taken care of in order to prevent demolition in the future.

@Avi Garg thanks, I've reached out to B2R. I've also spoken with a few similar lenders. What were your total closing costs as percentage of the loan? (Points, fees, title etc.)

@Robert Grant Could you elaborate on what 3/27 and 8/22 mean? I am expecting the 7%-8% rate so that's not too bad. I am mainly concerned about closing costs, pre-payment penalties, balloons. I just need to know that upfront, a lot of the lenders don't always spell that out

Hello lenders,

Are there any asset based lenders out there that provide long term (20-30 year) loans on performing rentals up to 70% LTV?

I have two performing properties with a gross rent of $2600 that need to be refinanced. Loan value between 140k-150k.
