@Annie Seurer Just added you. We are meeting on the 15th this month at Ross Felty in Jupiter from 8-10am.  I will be speaking at about 9am about the last 2 deals, 16 units total, that I closed the past few months.  Going over all aspects of finding, funding, operating and future plans for the property.

@Bob Asad What values were the properties you bought?  I am sure maybe they only went up a little bit prior to the crazy price increases.  Values have at least doubled since covid which means if you buy a new property it gets assessed at the new value.  If there is no way to get that kind of cash flow then buying the property doesn't make sense.

Your taxes will 100% shoot up. Mine went from $11k to $22k in one year after I bought a property.  Also make sure you have a great property insurance company to give you quotes. Insurance has doubled, mine included. If your buying a building that’s $500k, you need to be getting at least $5k a month if not more or it’s not worth looking at in my opinion unless there is some other revenue source (ability to add bedrooms or units, air bnb) or you can increase rents substantially. BP has calculators you can run numbers with.
