Do i really need a license to make money investing on real estate? for wholesaling you dont need it, am i correct? if so is any other way to legally make deals and make money without a license?

wholesaling is illegal and unethical? (not necessarily) what about if you try to help all the paties involve all the time, and solve a problem for the sellers?  for example by buying a house that they just cant pay because they have another mortage, and it would be a huge relife for them not to pay another mortage (im talking about probates, divorces and out of state owners). of course im gonna make my money!! and the rehabber is gonna make his money......... ill say everybody will be happy .... what do you guys think?

now is it illegal to assign a contract? or how can it become illegal, by doing which kind of practices? i hear you can not market the house because you are selling or assinging the contract, because what your selling is the contract not the house, and youll need a real estate license to market the house, is that true?

Hi, my name is Miguel and Im pretty much a newbie to real estate investing industry, however i have completed some real estate seminars and did a lot of research about the different ways you can make money selling real estate, that's how i came across BP and saw the potential of been a member of a community like this one, where i can learn more and have real live examples and help from other members that have done it before. 

  My goal is to make a company with my business partner starting from the bottom to raise some capital, we want to start wholesaling and work our way up as the company grows. I know the basics of the business but have not have any practice yet, im looking forward for pointers, tips, and advice from people that have done it before and pretty much any advice in any areas not just wholesaling, so everyone's advice is welcome.

 My goals for this year is to at least make 5-6 wholesale deals and start my first rehab before this 2016 is over, plz guys tell me if you thing it is doable or if Im drawing the line to close and i need to shoot for a bigger goal.
