Heck no, I have been flipping and holding props for 10 years ,100s and 100s and 100s , NEVER using an agent, and never buying listed props. OFF market is where you find 99% of the deals

BTW you better be cash or it will be much more difficult,

But what about having someone with access to the mls to help you find recent comparable sales. Wouldn’t you need that in order to get a good estimate on the ARV?

I’m starting out and I’d like to know how would you go about doing an inspection on a potential deal to calculate rehab costs if the property doesn’t have any services turned on?
