Post: Lease renewal with second tenant moving in?

Super simple for anyone but me....I have a rental and lease is up for renewal.  Tenant asked to move her fiance in which I approved.  1- Should I have them sign a new lease or should I do a renewal and add him to it?   2- should I add a clause that she is the primary since he would not be approved to live there on his own due to his income or does that not matter.  I want to avoid the break up and she moves out and he stays and can't really afford the apartment?  Thanks for the help

I just jumped into my first deal, a 1 bedroom condo. I have 3 quick questions.

1. Should I leave the old landline phone wiring available as I renovate or should rip it out.

2. Tub or shower? Current tub has to go.

3. Inspector missed some issues. Entire room electric not grounded and potential structural issue that would fall under the home association but would have helped with final pricing. Has anyone dealt with this before and any suggestions.

Hi,  I'm brand new to this industry.  Still waiting on a closing date....I've been listening to all bigger pockets has to offer.  I recommend running the numbers through the rental analysis to get a clear picture to help you with you decision.
